Reserve your room by only paying a nonrefundable reservation fee of $450 (Fall2020), and we never collect a security deposit.  We offer all “Individual leases”, meaning you will never be held responsible for your roommate(s) share of expenses or damage to their individual bedroom(s). Lease durations are 11.5 months (usually Aug 1st – July 15th) with the rent divided equally over 12 monthly installments.  Electric charges are added internally to your invoices, so all your living is on one easy monthly payment.
Typically, payments are due on the FIRST of each month. For new residents, your first installment is due one month before move-in date and it replaces the installment due on your 1st month of tenancy.
Yes, all residents and guarantors can access their monthly installments through MyRentPortal.com. In addition, monthly invoice emails are sent.
Invoices range are 15th of the current month thru 14th of the following month.  On the night of the 14th, fees are assessed and added to the next open rent installment invoice.  Full detailed bills are accessible for your review on your myrentportal.com account, as well as real time Electric and Water visibility under the “Energy” dropdown.  WE PASS THROUGH THE EXACT COSTS TO YOU THAT WE RECEIVE FROM DOMINION, AND WE HAVE NEGOTIATED BULK BUSINESS RATES ON YOUR BEHALF WHICH ARE LESS THAN YOU WOULD PAY AS A RESIDENTIAL CUSTOMER.  WE SAVE YOU MONEY, AND DO NOT MARK IT UP AT ALL.
We do not have a grace period. Installments are considered late after the 1st day of the month and the late fee is assessed at 12am on the 4th day.

No there is not a charge for using a credit card for your online payment. It’s FREE!
We accept Visa, Mastercard and Discover and check/money orders mailed to PO Box 4369, Jackson WY 83001. For our staff’s safety, cash payments are not accepted.
Our office is closed on the following:

No. Current Midtown is highly ideal for W&M students due to it’s proximity to campus and amenities that provide for a great environment to study and thrive, but is also open to any type of residents. Residents are welcome to park in the resident spaces across the community (1 vehicle per space). Spaces are not assigned per building. View Parking Map (Coming Soon)
Residents should place their parking decals on the driver side lower left of the rear windshield of their car.
Residents are allowed to park their moped/scooter at any of the provided bike racks. Moped/scooters should never be parked on the sidewalks or in the breezeway or on other grassy areas locked/chained to trees. Decals are not required for mopeds/scooters.

Mail is delivered to your assigned mailbox which is located on the main floor of the clubhouse by the elevators.
For oversized USPS packages you will receive an email in reference to your package. Please stop by the clubhouse office during business hours to pick up your package. A photo ID and signed package slip is required collect your package.

For all UPS and FedEx packages or any other non USPS deliveries, UPS/FedEx/Other delivery companies will deliver the package directly to your apartment door. Our office will not accept and/or sign for UPS/FedEx/Other packages intended for residents.

Quiet hours are Sunday through Thursday from 11PM-9AM, Friday and Saturday from 2AM-9AM.
Pool hours are Monday – Sunday from 9AM- 10PM. No use of pool or hot tub is allowed after 10PM.
No pets/animals are allowed in the clubhouse, pool, hot tub or pool area for any reason whatsoever.

All of our leases are a minimum of 11.5 months in length. Payments are made in 12 equal installments and a payment schedule can be found on page 2 of the lease.
We do not allow dual occupancy in our 1 bed / 1 bath units or allow more than one person to reside in any bedroom of any of our units.

One of the great features of our complex is personal space and privacy – each resident has their own private bedroom and bathroom area. The only exception is for our 1 bed / 1 bath units as we do allow married couples to dually occupy.

We are indeed pet friendly for those residents that are conscientious in caring for their pet.

A brief explanation of our pet policy is as follows:

  • Pets must be over 6 months old.
  • Pets must be under 35lbs.
  • All roommates that reside with pet owner and pet must agree to having pet in unit.
  • A non-refundable pet fee of $495 is due upon first monthly lease payment for new lessees or immediately upon addition of pet for current residents.
  • A $55 per month pet fee is required by owner of pet.
  • Pet owner must sign a pet policy addendum in addition to their lease.
  • All pet’s must wear assigned Current Midtown Pet Tag at all times.
  • All pet’s allowed are per Agent’s discretion.
  • Only one pet is allowed per apartment.
  • All pet’s must be kept on a leash while out on property.
We provide curved shower rods; it is the residents responsibility to bring their own shower curtain.
Every bedroom in every apartment is fully furnished with a full sized bed with memory foam mattress, dresser, under-bed drawers, nightstand, study desk and chair. The common areas are also furnished with a sofa, love seat, coffee table, end tables and island chairs.
